How buyers find the perfect property WITHOUT WASTING TIME
You may have been thinking some time now about a new property for living, vacation, or investment.
The Internet is full of ads, everything seems accessible and simple, so many people start their search on their own.
After a while, the ads become repetitive, the information is unclear, agents often have already known the answers, and the process starts to take up more and more time and energy.
At that point, the question is no longer whether you can do it yourself, but how much it exhausts you, how much time you spend and how long you want it that way. You wonder if the problem is in the offer or in the approach?
My clients are most often those who have already tried on their own or with multiple agents and then realized that they want an expert who works exclusively for them.
If you want me to check, filter, organize and guide you through all the stages of searching for and buying and selling a property for you, there is a high probability that we understand each other.
You only visit what is in line with your wishes and needs and only when it suits you.
Does the above sound like it would make your life easier?
If so, I invite you to watch the following video.
Buying a property: 3 questions you MUST have answers to
In order to establish a successful partnership in your property search, it is a good idea to think ahead about the following:
1. Why do you need a new property?
2. What is your realistic budget and what does it include?
3. What if we don't find the property you want?
Clear motivation, goals and expectations make the search faster and easier.
That is why it is important to talk openly and without reservations, because we are still making decisions that affect your life, plans and finances.
What REALLY Drives People When Buying Real Estate
Real estate is not just about square footage, it's about meeting needs or solving problems.
The reasons can be different:
• creating a home or security
• expanding a family
• building a business
• wanting a smaller or more practical space
• needing independence
Most clients don't really know how to clearly define what they need at the beginning.
My job is to ask the right questions so that you can clearly define what you want, but also what you don't want.
Step-by-Step Property Search – A COMPLETE GUIDE for Buyers
The process is simple, but it requires commitment.
1. We sign an exclusive brokerage contract for the search for a property. This means that I work only for you and represent your interests as a buyer.
2. Every day, I search and filter the offer and put everything worth noting in an online table.
3. We comment together and narrow down the choice. We only go on a tour together when we believe that the property has the desired characteristics.
4. I check the documentation and permits, and for land, I check the possibility of construction and infrastructure. If everything is fine with you — I guide you through negotiations, pre-contract, contract and registration.
5. I transfer the utilities to your name.
6. If you are buying land, we can continue the discussion about the design.
Your only task is to respond to the message or call and go on a tour with me.
I do all the steps but everything in agreement with you.
Why “I Don’t Know What I Want” Is THE BEST WAY to Start Your Property Search
If you say at the first meeting: “We don’t know exactly what we’re looking for,” that’s a great place to start.
We start with questions like:
• What kind of space do you live in now?
• What do you no longer want in your home?
• Do you want something similar or something completely different?
• A house or an apartment?
• If it’s land — what would you build?
• What’s your desired neighborhood or city?
• If we find a suitable property, can you be quick to pay a down payment?
• What’s your budget? Are you buying on credit?
My goal is not to impress, but to prepare you to make a good, informed decision.
You set the pace, and I lead the process.
How to AVOID the Most Common Mistakes When Buying Real Estate
It's easy to "fall in love" with a view, a kitchen or a building idea.
However, my job is to see what you may not see "at first" or simply don't know or don't have the time to check and warn you in a timely manner if there are certain challenges.
For example:
• Is there a burden on the property (enforcement, mortgage or something else)
• Does the property have all the legally required documentation
• What is the condition of the property
When it comes to land, I’m checking:
• Does it have necessary infrastructure and whether there is adequate access to the land.
• Is there a risk of obtaining a building permit...
My job is to find you a property for you but also to protect you from what may later cost you dearly.
If the property is unsuitable, I prefer to say: "Let's move on".
Buying a property: WHAT TO DO when your search yields no results
What if we don't find a property?
Then we simply stop.
We can change the criteria, take a break or continue later.
No pressure, no obligation.
This Is How You SABOTAGE Your Own Property Purchase – Without Even Realizing It
Most often, the problem is not the offers.
The problem is the constant return to the beginning:
• new criteria
• new ideas
• new locations
• without a clear decision
Buying a property is not just a question of the market, but also of readiness, expectations and a realistic budget.
That's why I often ask:
“What will happen if in two months you still don't buy anything?”
If the answer is: “well, nothing”… then maybe it's just too early.
And that's perfectly fine. It's better to take a break than to make the wrong decision.
