Best offer or BEST ARCHITECT?

In order to achieve cooperation, the most important thing is to talk.

I believe in open and direct communication because this builds mutual understanding and trust, and subsequent work flows more simply. That is why I prefer a phone conversation instead of an e-mail.

If during the conversation it turns out that there is a basis for continuing and if you want cooperation based on respect and trust, we arrange a meeting in person.

At the first live meeting, we ask each other questions and it quickly becomes clear whether we should continue the cooperation.

This meeting lasts about an hour and is paid in advance, just like with a private lawyer or doctor.

The first meeting is not a gathering over coffee. Private coffees are for relaxed socializing, while business meetings bring concrete advice that is worth as much as my time, knowledge and experience.

Building permit: STEP BY STEP

Design consists of several clearly defined phases:

The first phase is Preparation.

Together with the investor, we precisely define the project task and the desired scope of project documentation.

Then I analyze the regulations and inform the investor about all necessary adjustments to spatial planning and legal regulations.

After preparation and analysis, I create a conceptual design of the desired facility, in continuous consultation with the investor so that his wishes and needs are met.

After the conceptual design has been agreed with the investor, if necessary, I create a conceptual design as a basis for obtaining a location permit.

Then I create the main design, write the tender documentation and finally create the implementation design.

Throughout the entire design process, I represent the interests of the investor and communicate with the competent authorities and public institutions.

Design deadlines – what is REALISTIC?

The duration of the design process depends on the complexity of the project, the type and purpose of the facility, the quality of the initial documentation, and the dynamics of communication with the client and institutions.

However, there are clear phases that each project goes through and which roughly define the time required.

On average, the design of smaller facilities takes 3 to 5 months, and more complex ones 5 to 9 months, with possible deviations depending on the specifics of the project.

My responsibility is to lead the process clearly and predictably and to provide the investor with timely information about each completed and each next step in the process.

As the main designer, I monitor frequent changes in regulations, coordinate all the experts needed to create the project, understand the laws of construction, installation execution, fire protection, check the legality of the solution, anticipate possible problems in the construction of the facility and am responsible for the technical correctness of the facility.

LEAD ARCHITECT – Igor Janković

I am Igor Janković, a graduate of Architecture since 2000.

I started my career at the Zagreb design office Plan, and over the years I have worked in several well-known Croatian and Austrian architectural offices.

I have independently designed or participated in the design of various facilities: shopping malls, logistics centers, office and multi-apartment buildings, airports, hotels, hospitals, renovation projects and family houses. Some projects have reached up to 100,000 m2 of gross construction area.

In 2024, I took on the role of Director of the Design Department of the company Verus Villam, founded in 2018.

The company was initially a real estate agency, and with my arrival, the company's activities were expanded to include design.

The design office and the agency work closely together on a daily basis, and can thus successfully meet the multiple needs of clients.

It is precisely this combination of many years of design experience and understanding of the real estate market that allows me to provide clients with a comprehensive, secure and well-managed business.

I believe in a simple principle: every space must have a purpose, and every project must be executed with true respect for the environment and the people who will use it.

Although I have led large and demanding projects throughout my career, I have never been motivated solely by the size of the building, or the number of square meters.

What drives me is the responsibility I have as a designer, to ensure that each project is aesthetically well-designed, safe, functional, sustainable and in line with the client's needs.

In my work, I strive for complete clarity: transparent communication, realistic deadlines and solutions that are aesthetically high-quality, but also technically flawless.

Designing is not just a technical task.
