When, after many calls and 2 visits, we found out who the real buyer was, he initially suggested a lower price than the satisfactory one. Through a conversation with a buyer, I discovered that a buyer would build several smaller apartments on that location. We checked the urban plans and together with my architect and the buyer, I made 6 possible variants for the client who, at the beginning of our cooperation, expressed her wish to get one flat. We managed to arrange that the client get few tens of thousands of euros in addition to a 75m2 apartment.With this, the total value of the property would be up to 20,000 EUR higher, if we add up the value of the apartment + the money obtained. Ultimately, given her age and surroundings, fear prevailed and she decided she would still take significantly less money just to get off the property.
I guided her through the whole process from down payment and pre-contract, purchase contract, land registry entry, handover record and transfer of utility connections to the new owner.
The apartments are now under construction, and the new owner called me one day and asked when we will start selling apartments in Samobor. You will have info about the apartments at the end of the October.
